The open concept main floor is the perfect entertaining space with a luxurious gas fireplace, exquisite kitchen, and massive balcony for indoor/ outdoor living. Enjoy the night in with our main floor theatre room that includes a massive 85-inch smart television with all of the major streaming channels!

Also, located on the main floor is a dedicated office suite with its own ensuite and the perfect master retreat. The master retreat includes private access to the balcony, gas fireplace, and a spa-inspired master ensuite where you can soak your worries away.

Step on down to the basement for the best indoor/ outdoor entertaining space, perfect for evening gatherings. The secondary floor includes the guest bedrooms and a children's playroom. Step outside to get your grill on with the outdoor kitchen, take a relaxing dip in the shimmering pool, or roast marshmallows at the fire pit while admiring the unimpeded sunset views from the hilltop!

Luxurious 5 bedroom 4.5 bath home with a children's game room! The backyard is an entertainer's dream with a built-in BBQ, shimmering pool, fire pit, and incredible mountain views overlooking the city. On the main floor, you will have an open concept living space with a walkout to a massive patio with picturesque views to enjoy your morning cup of coffee. Take in a movie with your family and friends in the front room fit for a private movie theatre experience. To top off the main level is a private office with an ensuite!

Down on the second floor is a second living space, with a children's game room, laundry room, and bedrooms for your group!

As your host, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy home. For us to do so, we would truly appreciate it if you can follow these house rules and confirm that this document has been reviewed WITHIN 48 HOURS OF YOUR BOOKING. This is to ensure that if there is any reason the House Rules cannot be followed, you, our guest, will have the option of canceling the booking penalty-free as we have a Strict Cancellation Policy. Thank you in advance and truly appreciate your cooperation!

General Rules:
1. All maintenance and general questions are to be directed to our property manager. Stephen Bakunowski 602-689-4295 pm@teamminik.com

2. No unregistered guests. Max home capacity is 10. All extra guests, including those coming over for any type of get-together, will need to be approved by the owner first.

3. If guests are found to have had a party/ get-together without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges, and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.

4. If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.

5. No marijuana use or smoking of any kind is allowed on the property. Extra cleaning fees to remove odor and stains may be applied.

6. The owner's closet (storage closet in the basement underneath the steps) is not to be used by the guests for any reason. Forced entry to any of this area will lead to immediate termination. Thank you for respecting the owners’ space and property.

7. Please respect our neighbors and keep noise to a minimum after 10pm. We do have families that start their day before dawn so please be respectful.

Interior House Rules:

1. Please wash your dishes after use. Dish soap and dishwasher detergent have been provided under the kitchen sink.

2. The thermostat is to be left alone. The temperature in the summer will remain between 78-and 76 degrees and is controlled through a smart thermostat system. Please do not adjust on your own. For any requests on the change to the temperature, please let Stephen know. This could result in an additional nightly charge

3. No food and/ or drinks are allowed in the bedrooms or furniture. Please use our dining areas and back patio sitting area for all food and/ or drinks. Please ensure no food is left outside as this will lead to pests/insects at the property.

4. Please acknowledge that occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.

Exterior House Rules:
1. Parking is provided on the driveway side by side. Our driveway is suitable for sedans as well as SUV’s. Remember that you are in an HOA community. Please do not park in the streets overnight.

2. Feel free to use the barbecue/fire pit outside that is set up for our guests’ leisure use only. Please clean up after yourselves and keep the grill/pit area clean. If found left dirty and requires extra cleaning, an extra cleaning fee may be required. You will also need to add your own gas to the BBQ or wood to the fire pit as it is not supplied.

Game Room
1. Please allow your children to enjoy the toys in the game room

2. Please treat the space and toys respectfully as they are our son's personal toys as well.

3. Please return all accessories/ toys to their rightful places at the end of your stay.

Pool Rules:
1. Please keep the sliding back door locked at all times when the backyard is not being used.

2. No Glass containers are allowed outside please use the plastic containers provided.

3. The Side gate must not be propped open for any reason.

4. The pool is not heated as part of renting our home. Please do not adjust or turn on/off any of the pool equipment on the side of the home. This includes the filter and heater pipes, waterfall etc. Any tampering with the equipment will lead to damages

5. During use of the pool, please remove the pool vacuum and put it back at end of use. The pool is on an auto cleaning cycle that runs every night starting at 10pm. NO pool use after 10pm and before 6am as it needs to run its cleaning cycle.

6. Please ensure nothing is left in the pool overnight including floaties, goggles, etc and that absolutely no rocks or other small items including coins are in the pool. This will damage the pool filtration and vacuum.

7. No loud noises, music, and/ or use of the pool after 10pm.

Our home is in an HOA community.
- Parking is available in the driveway only.
- Our driveway provides 3 parking spots
- There is no overnight parking in the street.
- The Loop 101 freeway is within 10 minutes of the home. This freeway will get you to your destination in the quickest time possible.

* 61 calendar days or more before your check-in date = Full Refund
* 30-60 calendar days before your check-in date = 50% refund of all monies received
