Here you'll find a family friendly swimming pool, pickleball & tennis courts, meeting rooms, and much more.

From the moment you open the door you will be welcomed by the beauty and charm this home away from home offers you. This home is beautifully decorated with style, class, and comfort in mind. The kitchen is complete with everything you'll need to prepare and serve meals. The living room offers plenty of comfortable seating to enjoy your favorite television shows on the large flat screen TV. The master bedroom has a king size bed, his & her walk in closet, and a private master bath with a walk-in shower, his & her vanities, and a garden soak tub. Both guest bedrooms have queen size beds and TVs for your guests to relax & enjoy. The bedrooms and both bathrooms are set up with extra towels and linens. Don’t forgot about your outdoor space! This home offers a large screened in lanai off the back of the house with comfortable seating to enjoy your morning coffee or juice and paper and the beautiful sparkling pool. The back lanai is also a great place to end a busy day of activities with a cold drink before heading out to the town square and dance the night away.

This amazing home comes complete and includes golf cart & WiFi internet connection. With the purchase of resident ID cards you can use any of the executive golf courses or pay resident rates at the Championship courses. You're also entitled to use any of the family friendly and adult only (30 or older) swimming pools, bocce ball, shuffleboard courts, and more plus over 1000 organized activities every week through the recreational centers.

If Guest wishes to cancel his/her reservation, 90% of deposit(s) received will be refunded provided we re-rent the dates reserved for the same rate and length of stay. In unforeseen circumstances outside of Landlord’s control, such as mechanical problems or homes being removed from rental use, Landlord reserves the right to offer Guest a comparable property. A comparable property will have similar or better value, accommodations, size, or amenities. Guest will have the option of selecting new property or receiving a full refund of all monies paid.

  • •   Short Term Rental Agreement This Short Term Rental Agreement (the “Agreement”) is made on by and between Down Home Property Management (“Landlord”) and (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1.Property – . The property is located at: , The Villages, FL 3216 . The property is furnished and includes all of the major appliances (range, refrigerator, microwave, dishwasher, washer and dryer), small appliances such as toaster or toaster oven, hand mixer and coffee pot, cooking utensils, dishes, pots & pans, linens and towels. 2.Rental Party: The rental party shall consist of Guest and the following persons: 3.Occupancy Rates: Rate is for two guests. An additional charge of $50 per person per week will be assessed for additional guests staying with you longer than 7 days. 4.Term of the Lease: The lease begins at 4 pm on (the “Check-in Date”) and ends at 11am on (the “Check-out Date”). 5.Minimum Stay: This property requires a 7 night minimum stay. During January, February and March there is a minimum stay of 28 nights with monthly rates only. 6.Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property and takes responsibility for the acts of such persons. 7.Access: Guest shall allow Landlord access to the property for purposes of repair and inspection. Landlord shall exercise this right of access in a reasonable manner. 8.Mail Forwarding: If you plan to have mail forwarded while you are here, please make arrangements with the USPS, UPS store or Pack & Ship store to set up a PO Box. Mailboxes at the individual homes are for the personal use of the homeowner only. 9.Payment: Acceptable payment methods are credit card, debit card, personal check, ACH debit or bank check. Personal checks and ACH debits are not accepted within 14 days of Check-in date. Please note a 5% convenience fee will be applied to all credit card transactions and 6% for all Non-US Bank credit cards. 10.Cancellation Policy: If Guest wishes to cancel his/her reservation, 90% of deposit(s) received will be refunded provided we re-rent the dates reserved for the same rate and length of stay. Security deposit will be refunded to renter within 15 days after check-out, provided there are no damaged, lost or stolen items. 13.Vacation Rental Damage Protection: As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3000.00. Any damages that exceed $3000.00 or are not covered under the plan will be charged to your security deposit held by Down Home Properties. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or actual cash value of such property up to a maximum benefit of $3000.00. Certain terms and conditions apply. If you do not wish to purchase the Vacation Rental Damage Protection, a $1500.00 damage deposit will be required 30 days prior to arrival. 14.Travel Insurance: We encourage all renters to purchase travel insurance. If Guest wishes to purchase travel protection insurance to safeguard their travel investment we recommend CSA’s Vacation Rental Insurance Plan. Due to the increased risk of fire, increased maintenance costs, and the known health effects of second-hand smoke, smoking is prohibited in any area of the property, both inside the home and within 25’ of the building(s). A fine in the amount of $5,000 will be charged to “Guest” signing this rental agreement should any member of the rental party or anyone else “Guest” permits on the property smoke inside the home or on the premises. 2.Pool Home – If the home you are renting has a pool or hot tub, please do not use glass anywhere on the decking around the pool. 3.Pool Home Alarms – If the home you are renting is equipped with pool alarms, please do not tamper with them. The alarms are in place for insurance purposes and must remain connected during your stay. A fine in the amount of $2,500 will be charged to “Guest” signing this rental agreement should any member of the rental party or anyone else “Guest” permits on the property disconnect the pool alarm. 4.GUEST PARTY - People other than those in the Guest party set forth in the rental agreement may not stay overnight in the property any longer than 7 days. Any other persons in the property are the sole responsibility of “Guest”. 5.DAMAGE - Keep the property and all furnishings in good working order. If damage occurs during your stay contact Down Home Properties immediately at 6.APPLIANCE USE - Only use appliances for their intended purpose. 7.PARKING – Parking is limited to two vehicles. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit bath towels and/or linens to be taken from the home. If you would like to have housekeeping services during your stay, Down Home Properties would be happy to arrange those services for an additional charge. 11.ASSUMING THE RISK – All of the homes are privately owned; OWNERS and LANDLORD are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. OWNERS and LANDLORD are not responsible for the loss of personal belongings or valuables of ‘Guest”. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. 12.STORMS – NO refunds will be given for inclement weather. 13.BREACH OF HOUSE RULES – Breach of any of these house rules is a breach of the terms and conditions of occupancy, as per the rental agreement you have signed.
