THE COMMUNITY

Seasons at Sandpoint is a professionally managed private lakefront community comprised of 1, 2 and 3-bedroom condos as well as 5-bedroom townhomes. It is nestled in the charming city of Sandpoint, directly on the shores of Idaho’s largest lake, 43-mile-long Lake Pend Oreille. The city is also surrounded by three major mountain ranges, the Selkirk, Cabinet and Bitterroot ranges providing spectacular views all year round.

There is a centrally located clubhouse, also known as The Retreat, where our staff will warmly welcome you to the property and show you to your condo or townhome. They are also more than happy to recommend local activities to make your stay unforgettable such as hiking, skiing, golfing, horseback riding, art exhibits, music performances, dining, antiquing, shopping, etc. There are also plenty of amenities to enjoy directly on the property including the Wildflower Spa at Seasons, heated outdoor pool, hot tub, private beach, fire pits, al fresco dining areas, fitness center, and a marina with boat slips available for rent.


THE MARINA

The property is situated directly on the shore line of the massive 86,000-acre Lake Pend Oreille. We have a private 80-slip marina complete with a dockmaster to assist you in preparing for a beautiful day on the lake. You can moor your own boat during your stay with us or simply rent from a local company. We can certainly recommend businesses that rent all types of watercrafts including kayaks, paddleboards, ski boats, wave runners and pontoon boats. Boat slip rentals are limited in the summer months, so please be sure to reserve yours when reserving a condo or townhome.



THE POOL & HOT TUB

The lakeside heated outdoor pool and hot tub are in the center of the community, directly in front of the clubhouse. They are open all year round, so you can cool off during the summer months or warm up after a fun filled winter day of skiing at Schweitzer Mountain.


PRIVATE BEACH

Our private beach allows you to swim in the lake and play in the sand without having to leave the property. Our staff can also assist you with building a lakeside beach fire in the evenings, allowing you to unwind and enjoy all of nature’s beauty at the end of your day.


AL FRESCO DINING AREAS

We have al fresco dining areas complete with grills and seating so you can enjoy a lovely meal with family and friends while taking in the amazing views. You can reserve 2-hour increments with our staff prior to your arrival or upon check-in.


THE RESIDENCES

We have a variety of different sized-residences available for rent, including 1, 2 and 3-bedroom condos as well as 5-bedroom townhomes. Each residence has an open floorplan and private balconies overlooking the lake. They are fully furnished with linens, terry, cookware, dining ware, and a washer/dryer.

This 3-bedroom condo can accommodate up to 8 guests with a king-sized bed in the master bedroom, a queen-sized bed in the second bedroom, and a bunk bed in the third bedroom with two full-sized mattresses and a twin trundle bed. There are two full bathrooms, with the master bathroom being private.

RENTAL POLICIES The following rental policies (“Rental Policies”) apply to all rental reservations between the individual, family, group, or legal entity (collectively referred to as “Guest”) and Elite Alliance Hospitality, LLC (“Manager”), who is the contracted agent of the owner of the Residence. ENFORCEMENT OF THE RENTAL POLICIES All rental policies will be enforced by the Property’s staff. Guests who violate these policies, shall be responsible for all costs incurred by the Property while in the process of rectifying the non-compliance. These costs shall also include the removal of all articles, vehicles, and substances from the Property, which were placed thereon in violation of these policies. CHECK-IN PROCEDURE Check-in is between 4:00 p.m.* and 10:00 p.m. on the Guest’s date of arrival. If Guest would like to check-in outside of this timeframe, this must be requested at least forty-eight (48) hours in advance by contacting the Manager at 877.594.3550 or . Please note that early and late check-in requests may not be approved. *Marlin Bay Resort & Marina’s check-in time is between 5:00 p.m. and 11:59 p.m. on the Guest’s date of arrival. CHECK-OUT PROCEDURE Check-out time is 10:00 a.m.** on the date of departure. Should the Guest depart after 10:00 a.m., a late departure fee equivalent to one night’s rent will apply. Guests are responsible for removing all personal belongings. All food & beverage items left behind will be discarded immediately following departure. The Property does not offer luggage or personal storage. **Marlin Bay Resort & Marina’s check-out time is 9:00 a.m. on the Guest’s date of departure. RESERVATION DEPOSIT A reservation deposit equal to fifty percent (50%) of the total booking charges (rent, departure cleaning fee, guest service fee, security deposit, and taxes if applicable) is due at the time of confirmation of the reservation. PAYMENT OF BALANCE The balance of the total booking charges is due thirty (30) days prior to the check-In date. Manager accepts American Express, MasterCard, Visa, and Discover credit cards. Please note that any other charges related to Guest’s stay, be it usage or damage, will be assessed to the credit card on file. Rent and fees are subject to state, county, and city taxes if applicable. Fees and policies are subject to change without prior notice. CANCELLATION POLICIES If Guest cancels reservation thirty (30) days or more prior to the check-in date, they will receive a full refund. If Guest cancels reservation less than thirty (30) days prior to the check-in date, they will not receive a refund. RENTER QUALIFICATION The rental reservation must be held in the name of the Guest and check-in completed by an individual who is at least twenty-five (25) years of age. Manager reserves the right to refuse rental to anyone who fails to comply with this policy. MAXIMUM OCCUPANCY The maximum number of occupants is two (2) persons per bedroom, regardless of age. If the maximum occupancy is exceeded, Guest and occupants will vacate the Property and forfeit any rental payments. QUIET HOURS The Property’s quiet hours are 10:00 p.m. until 8:00 a.m. daily. SAFETY Any Guest observing unlawful, dangerous, or disruptive behavior should report concerns to employees, during the hours of operation. Guests are encouraged to call 911 if there is an emergency or dangerous threat. Guests are encouraged to keep exterior doors closed at all times and personal belongings secured. Firearms and all other weapons of any kind are not permitted on the Property at any time. CHILDREN Children will be the direct responsibility of their parents or legal guardians, including full supervision. All children under twelve (12) years of age must be accompanied by an adult when entering and/or utilizing the Property’s facilities. MARINA (IF APPLICABLE) No swimming, diving, or fishing is permitted in the marina area. ADVERSE WEATHER CONDITIONS In the event of adverse weather, Guests shall be responsible for adhering to and following all safety precautions that may be issued or recommended by the State or local authorities. ATTIRE It is expected that Guests will choose to dress in a fashion befitting the surroundings and atmosphere provided in the setting of the Property. EXTERIOR GRILLING Guest portable grills are prohibited. RECREATIONAL TOYS Roller skates, roller blades, and skateboards are not permitted to be used within the Property or stored on the walkways at any time. Walkways are strictly for foot traffic. Personal property such as bicycles and similar items shall be stored within designated areas. SERVICE ANIMALS & PETS Only Service Animals are authorized to be in the Property’s facilities and Residences and must be registered with the Property. A Service Animal is any dog that is individually trained to do work or perform tasks for the benefit of an individual with a disability, including a physical, sensory, psychiatric, intellectual, or other mental disability. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA. Other species of animals, whether wild or domestic, trained, or untrained, are not considered service animals either. All pets must be securely leashed whenever outside the Residence and in the Property. No pets shall be allowed to run free. Pets shall not be permitted to defecate or urinate on the walkways or landscaped areas. Owners must clean up after their pets immediately. No pet shall be permitted to behave in any fashion, or to make disturbing noises such as barking or crying, that interferes with the enjoyment of the Property. Guests are responsible for damage or injury caused by an animal owned by the Guests or under the Guest's control. Aggressiveness, viciousness, biting or any behavior causing injury to any person shall be grounds for immediate removal of the pet from the Property. PROHIBITED ACTIVITIES WITHIN THE PROPERTY The walkways shall not be obstructed in any manner and shall be kept free and clear of rubbish, debris, and other unsightly or unsanitary material. No Guest shall throw, sweep, or allow the falling of any article or water from a Residence. No articles such as laundry, rugs, towels, bathing suits, mops or other similar articles shall be hung, shaken, or spread on the patios, balconies or within the Property or outside of the Residences. GARAGE, PARKING & TRAILERS Parking within the Property shall be restricted to private automobiles. Guests are limited to the number of designated parking areas, which varies per Residence. A Guest shall not park any vehicle as to obstruct or otherwise impede ingress or egress to any parking space. Nothing shall be attached to the vehicle which may impede ingress or egress to any parking space such as trailers, bicycle racks, etc. attached to a hitch which extend behind a vehicle. No parking will be allowed on grassed areas. "No Parking" signs must be observed. There is no on-site parking available for boat trailers. Please contact us in advance if assistance is needed with finding a storage facility. Employees shall have the authority to prohibit any vehicle, including any motorcycle or motor scooter, or the operation of the vehicle within certain locations or within the Property which it determines constitutes a nuisance due to its noise level. No vehicle is permitted within the Property which leaks oil, brake fluid, transmission fluid or other fluids. If noted, Guest will be charged for cleaning and vehicle will not be permitted access to the Property. A vehicle, which cannot operate on its own power, shall be removed from the Property. Any vehicle, parked in violation of these or other restrictions contained herein or as mandated by the Property, may be towed at the sole expense of the Guest. Upon departing the Residence at checkout time, Guests are expected to remove vehicles from the Property concurrently. GARBAGE REMOVAL Guests are responsible for removing their refuse and placing it in the designated area. Recycling is encouraged. NUISANCES Nuisance behavior will be determined at the reasonable discretion of an employee, and the employee shall have the authority to instruct Guests to cease such behavior. Excessive noise and/or other nuisance behavior by Guests is prohibited. Guests are responsible for controlling the loudness of group gatherings, TVs, electronics, and/or stereos at all times. Feeding wildlife is prohibited at the Property. SMOKING Smoking of cigarettes, e-cigarettes, cigars, pipes or any other tobacco or similar products that create smoke or odors are not permitted within the interior of the Residences or the Property’s facilities. Smoking is permitted in designated areas. POOL GUIDELINES Pool guidelines and policies are available at the Property. GENERAL FITNESS FACILITY RULES (IF APPLICABLE) Fitness Facility guidelines and policies are available at the Property. Any questions referring to the policies and procedures should be directed to the Property management.
